There is an issue with the FedEx address verification. A user recently tried to enter an address with a suite number at the end like the following:
123 Main St # 200, Lancaster, PA, 17601

An error popped up saying "A valid and deliverable address could be 123 MAIN ST, LANCASTER, PA 17601-1324 US". It erroneously wanted to strip the suite number. If I validate that address using the USPS ZIP-Code Lookup tool, it returns the following:
123 Main St Ste 200
Lancaster, PA 17601-1324

Again, this is a fake address for purposes of discussion. I'll be happy to share the actual address with support directly.

I strongly believe that you should be using the USPS address validation, because this is a problem when it is suggesting removing the suite number. If you move the suite number to address 2, it will validate fine, but the other format is correct, and preferred.
